On a $400,000 home, that's $4,000 back at closing — real money, paid directly to you, with no strings attached.

eBoomer is able to offer this rebate because of the way new-home commissions work. When you register with eBoomer, we become your buyer's agent on record with the builder. The builder pays our commission at closing — just as they would for any buyer's agent — and we share 1% of the base sale price back with you. You pay nothing extra, your purchase price stays exactly the same, and your ability to negotiate with the builder is not affected in any way. We work alongside the builder's sales team, not against them.

All you need to do is print your free rebate certificate before your first visit to each community. The rest takes care of itself.

How to Receive Your 1% Rebate

You must present your eBoomerRealty rebate certificate on your VERY FIRST VISIT to each community sales office you plan to buy from. There are no exceptions to this rule, so please print your certificate before you travel.

Once you are a registered eBoomerRealty buyer you can print certificates for as many communities as you like. Your registration allows eBoomer to earn a commission on the base closing price of your home. We then pay 1% of that base price back to you as your rebate. Depending on state law, your rebate is typically applied at closing through the escrow instructions so it shows up as a credit on your closing disclosure. Contact us if you have questions about how this works in your state. Base price excludes options, upgrades, and lot premiums.

It really is that simple — so enjoy your savings and have fun exploring!

Frequently Asked Questions

Is a real estate rebate legal in my state?

Real estate rebates are legal in most U.S. states. A small number of states have specific restrictions. Before you visit any community, contact us and we will confirm exactly what applies where you plan to buy — no guesswork on your end.

How much cash back will I actually receive?

Your rebate is 1% of the base sale price of your new home. Here are some quick examples:

  • $300,000 home $3,000 back
  • $400,000 home $4,000 back
  • $500,000 home $5,000 back

The rebate is calculated on the base price only. Options, upgrades, and lot premiums are not included.

When and how is the rebate paid?

In most states the rebate is credited at closing through your escrow instructions, so you will see it as a line item on your closing disclosure. The exact timing can vary by state. Reach out to us and we will walk you through what to expect in your state before you commit to anything.

Do I lose anything by using eBoomer instead of a traditional buyer's agent?

No — you come out ahead. With new-construction 55+ communities, the builder's sales team represents the builder, not you. eBoomer steps in as your registered buyer's agent. The builder pays that commission, just as they would for any agent. Because we share 1% of the base price back with you, you receive a benefit you would not get by walking in on your own or through an agent who keeps the full commission.

Does presenting the certificate affect my negotiations with the builder?

Not at all. Builder sales teams work with registered buyer's agents every day — handing over your eBoomer certificate is a routine step they are completely familiar with. It does not change the price the builder offers, reduce any community incentives, or signal that you are a less serious buyer. Your negotiating position is exactly the same as anyone else walking in that day.

Can I use eBoomer if I've already visited a community?

The certificate must be presented on your very first visit to each sales office. If you have already toured a community without one, we may not be able to earn a commission for that purchase — which means no rebate for that home. However, for any community you have not yet visited, simply print your certificate before you go and you are all set.
